When looking for a new home, it can be an incredibly overwhelming task. This is largely due to the fact that there is simply so much for you to consider. Are you buying new? How much can you afford to spend? Where are you looking to move to? Are you able to relocate? What is the local area like? On and on and on it goes until you find yourself running out of hair to pull out. But don’t worry! It doesn’t all have to be stressful. Provided that you take your time and do a little research, you shouldn’t run into too many problems.
In this article, we’re going to look at the benefit of buying a new build home. Some people will argue against it, others will be in favour. You just have to weigh up the pros and cons yourself and decide which is best for you. For example: if you’re looking to flip a property for a profit, then buying old and renovating is almost certainly the way to go. However, if it’s a forever home that you’re after, then here’s why you need to buy brand new!
1 – You’re the first
There’s no better feeling than knowing that you’re the first person to live in the house. It’s like peeling the protective film off a mobile phone for the first time, or the “new car” smell that we all love and adore. When you buy brand-new, no one will have been there before you and that makes it all the more worthwhile.
2 – Repairs and redecoration costs will be minimal
When moving into an old house, you’ll very rarely be satisfied with its condition. Normally, they’re a “fixer upper”, which means that you have to fork out yet even more money on repairing the property and redecorating every room. When you buy brand new on the other hand, you can simply move in and enjoy the space.
3 – Tailor the space to your requirements pre-build
If you get in with a property developer early enough in the construction stage, you’ll often find that you can have the option to select certain fixtures and styles for property interior tastes. This is a great way of finding exactly what you want, rather than having to buy an old property to gut and re-optimise in accordance with your desires.
4 – Housing warranty / guarantees
You’re certainly not going to get any guarantees when buying an old property, but a brand-new build often will. For example, some companies offer a 10-year warrantee, including up to a year for all appliances (if furnished).
5 – They’re cheaper to run
As most modern homes are built to an exceptional standard, using quality insulation, heating and electricity; you can save money on your monthly utilities. Something as simple as having LED’s throughout can make a significant difference.
These are just a handful of the benefits that come with buying a brand-new property. Certainly, there can be drawbacks, but for the most part, if you’re looking for a place to call home, you really can’t go wrong.
